GRAND JUNCTION, Colo. -

The city of Grand Junction plans to improve the stretch of North Avenue between 12th Street and 23rd Street. An improved street, sidewalks and lighting will only help one Grand Valley construction company, which sees great potential for the area.

Western Constructors began building a 48-unit, urban loft project along North Avenue last year.

The Peppermill Lofts are located at 491 28 1/4 Road.

The lofts are between K-Mart and the Eastgate Shopping Center.

The buildings have a contemporary look, and those behind the project hope the lofts bring more of an urban feel to the North Avenue corridor.

Dax Marutzky, property manager with Maxim 4000, says there were assumptions that the project was low-income housing, which is not the case.

"It's a misconception that there was HUD financing used, but no, it doesn't have anything to do with the occupants or the type of people that can qualify for the property. You know, anyone and everyone is more than welcome to live at Peppermill," said Marutzky.

The lofts feature modern, loft-style interior design with built in conveniences like private storage, balconies, off-street parking and a high-efficiency washer and dryer in every apartment.

Designers say it's proximity to Colorado Mesa University make it a viable option for students but it also suits professionals and families as well.

The units are available for lease right now and there are currently about a dozen tenants living there.

Single bedroom lofts are available starting at $775 per month, and two-bedroom lofts are for lease starting at $875 a month.
